Prep Guide
Prepping your home for photography is crucial for creating a strong first impression that captures the interest of potential buyers. A clean, organized, and decluttered space allows buyers to focus on the home's features rather than its distractions. By investing time in preparation, you attract more interest, leading to faster sales and potentially higher offers.

General

Vacuum all carpeted areas

Mop all hard surfaced floors

Clean Windows (inside and out)

Replace all burned out or mis-matched light bulbs.

Turn all overhead lights on

Hide cords wherever possible
-
Remove small rugs and floor mats (area rugs are fine)

Hide all pet products throughout the home

Living Room
-
Declutter surfaces; mantels, shelves, coffee table, side tables

Fluff and arrange furniture pillows

Hide remotes
-
Minimize cords
-
Clean reflective surfaces; TV, fireplace, etc

Kitchen
-
Clear countertops of non-staging items. A few small appliances such as coffee maker, blender, etc can be left out but please hide the cords.

Clean the outside of all appliances; oven, refrigerator, dishwasher

Clear off all magnets and pictures from refrigerator

Hide garbage cans
-
Clear everything off of and inside of sink; sponges, soaps etc.

Bedrooms
-
Make beds
-
Clear nightstands of all personal items

Hide all cords
-
Remove clutter from dressers and shelves

Clean under bed. Photos will be taken about 4.5 ft. high, you can crouch down to see if items under bed are visible from this height.

Bathrooms
-
Clear countertops of any non-staging items; no toothbrushes, toiletries, etc.

Remove all items from showers and tubs

Make sure tub and shower surfaces are clean

Remove any non-staging towels

Remove floor mats
-
Remove toilet wands, plungers, extra toilet paper, etc

Exterior
-
Clean up landscaping; mow, rake leaves, trim dead branches, etc

Remove or coil hoses
-
Remove toys
-
Remove flags, these will blur in images and are distracting.

Remove cars from driveway or directly in front of house

Tidy up and arrange outdoor furniture

Remove grill covers

Additional
-
Do not schedule cleaning or repair services for the same day as they often run over on time. If our services overlap we will either need to cancel or photograph mid repair/cleaning which is less than ideal for everyone involved.

Secure all pets

Minimize people onsite. I will need to be able to have entire sections, and at times the entirety of the house clear of people. If possible, plan on heading out for a while and/or send the kids off to play during the appointment.
